Energy Performance Certificates.
Every residential property in England and Wales is now legally required to have a valid Energy Performance Certificate (EPC).
The residential property specialists here at Lanyon Bowdler will ensure your property complies with this requirement as part of the residential conveyancing process, so you can concentrate on your impending move rather than complicated documentation.
What is a Residential Property Energy Performance Certificate (EPC)?
An EPC contains information about a property’s energy use and carbon dioxide emissions, along with suggestions and recommendations to help make it more energy-efficient.
Reports have to be produced by an accredited domestic energy assessor (DEA), who will provide an official Energy Performance Certificate.
All residential property must have a valid EPC, whether it is available to rent, for sale, or newly built.
What Information is Included in an EPC?
All properties are given an energy efficiency and environmental impact rating, which take into account things like the heating system, the type of windows and insulation.
Recommendations are given by the assessor which will help improve the energy efficiency of the property.

First Class Service – Lanyon Bowdler handled a house sale. The service was efficient and the cost was as quoted.
From the outset Lanyon Bowdler LLP were friendly, approachable, easy to deal with and clear on their pricing. The process of the house sale was straight forward. All the documentation received was correct first time. You may say “and so it should be” but believe me not all solicitors are as good as Lanyon Bowdler LLP, thank you.
In the past year Lanyon Bowdler have completed three separate conveyances for us. The whole team work well. Excellent service, highly recommended.
Lanyon Bowdler have successfully completed a number of conveyancing for me, sometimes they are overly thorough on items of ‘non consequential importance’ but whilst time consuming, ensures due diligence. I will use them again on my next conveyancing in 2025.

I needed to sell my mother’s house using my POA. As I live 170 miles away I was worried it would make things difficult. This was not the case. The legal aspects were all handled efficiently, easily and I was kept up to date at all times.
Friendly staff and excellent service.
Our legal advisor was friendly and helpful. She was always available when we ‘just popped’ in and gave us time to understand the requirements. Occasionally we felt that progress was slow but this appeared to be the other solicitor.
Great knowledge and professional.

We recently used Lanyon Bowdler ( Conwy office) for a more complex conveyancing – selling two properties simultaneously and buying one. Highly recommended. The fixed fee made it very clear for us too.
Being relatively new to the area it was difficult to select a solicitor for our next move. Having read reviews, we opted for LB; what an excellent choice.
