The Residential Conveyancing Process

Lanyon Bowdler’s Conveyancing Solicitors in Shrewsbury specialise in residential transactions, which generally takes place in the following three stages:

Agreement of the sale

Once an offer on a property is accepted and a sale agreed, a series of checks will be carried out including confirming the identities and addresses of the buyers and sellers and making sure the required funds for purchasing the property are available.

Essential information about the property will be obtained and the survey and searches carried out. The contracts will be then prepared and thoroughly checked ahead of exchange with the other party.

Exchange

Once prepared, the contracts will need to be signed before they can be exchanged. This will be coordinated by the legal teams on both sides and it is only once the exchange takes place that the agreed sale becomes legally binding.

Completion

Completion generally takes place two weeks after the exchange of contracts to allow time for all the paperwork to be finalised and for the funds to be put in place. Once payments for the property and any outstanding fees have been made the sale is complete and the new owner will be registered with the Land Registry.
